The Project:
When it was time for Waipio AOAO (Association of Apartment Owners) and Bluestone AOAO, townhouse complexes in Oahu, Hawaii to replace their building’s old shake roofs, it was all about how to make the wisest decision and smartest long-term investment. By choosing quality metal roofing, they were able to maximize energy efficiency, sustainability and achieve greater protection for the complexes in Hawaii’s hot, humid and windy regional climate.
The Challenge:
Hawaii’s climate presents some unique challenges. The tropical air and proximity to the ocean is tough on traditional roofing materials. Energy costs on the island are also high, so finding efficient ways to keep cool is a must. When the boards of Waipio and Bluestone considered roofing materials, they had a few choices. A long-lasting material was critical, as re-roofing was a tedious and challenging process for both locations. Asphalt and tile roofs are common in Hawaii, but they each offer trade-offs to consider. Tile is strong but brittle, and individual tiles must be replaced when they break. Asphalt is cheap but doesn’t last very long with a replacement due in 10 to 15 years.

With all these factors in mind, the decision was made to use aluminum metal roofing, which won’t rust and can stand up to the rainy weather and high winds. The roofing material style, called Country Manor Shake, mimics shake but offers much better performance and can last up to three times longer than asphalt. Installation details were crucial as well, and the installer meticulously hand-fabricated dozens of trim pieces. Now each building has a beautiful metal roof with hand-crafted details, a recipe for success and long-term strength. The new roofs also help save money on energy bills (up to 20%) and provide improved reliability, thanks to a 40-year warranty.
