I have a standing seam metal roof with a leak. I have been told that the previous owner has applied white elastomeric on the roof which is inappropriate for a metal roof and that there is now rusting under the elastomeric. The gentleman is suggesting that I pay him to put a more appropriate coating on the roof to stop further rusting. In your opinion, is elastomeric an inappropriate sealant?

I do not have personal experience with them, and obviously I know only very limited details of this application, but it is not unusual for elastomeric coatings to be used on metal roofs.
