Hi, I am looking to buy this house and the screws on the metal roof are rusting? What would be the best course of action here? Replace screws with oversized ones? Replace the entire roof? Can you simply apply a protective coating at this stage? Flashing needs work too.

As I suspect you're aware, this appears to just be metal sheets that have been screwed down, not really metal "roofing" per se. That doesn't mean it won't work. I would suggest replacing the screws with larger diameter ones.
