I would always suggest checking with Gerard for their input but I feel that 40 is a very attainable number and 50 is not unreasonable either.

Our homeowner's association recently replaced our roofs with stone coated steel from Gerard. In California our HOA must prepare an annual reserve study which is a funding plan for future repairs and replacements. I need some independent documentation or technical support for assigning a useful life to our new roofs. I would like to use 40 or 50 years.
