Replace metal roof, no one wants to do screw in

The success of exposed fastener roofs is heavily dependent upon exact driving of the screws, the quality of the screws, and also proper ventilation. Generally speaking, the life expectancy is shorter of these roofs and maintenance can be greater. Did you ever need to tighten or replace the screws on your roof? That is good if not.

We have a log home with a metal roof that is 21 years old. It is chalking and we want to replace it with a better paint quality roof. No one wants to do a screw type roof, they say they leak badly and will only do a shingle or standing seam. We've had a few leaks on the front porch but other than the paint ours has done well. We don't like the shingles and the standing seam is 3 times the price of a screw type. Are all screw type metal roofs having a problem leaking? Thanks!

No, we haven't.
